Oh, did we misunderstand you? Did you think the architect estimated the house TOO EXPENSIVE? Did you mean it should be cheaper?

...that was the plan - thanks for the positive feedback. Since everyone consistently writes similar things regarding the budget, I probably have to reconsider that... :-( too bad too bad...

Might sound naive, but somehow I just don't understand the world anymore. We are contributing a significant amount of equity. The building plot is already paid for. And now, according to unanimous opinion, we have to finance another 600-700kEUR? Who/when is supposed to pay that? And then there's the architect, who first exceeds the budget and then also cooks the books. The thing with the caravan probably wasn't a bad idea after all... :-(

I can understand that one is very disappointed and stunned when the dream first breaks. But the crucial hints have already been given here: Build smaller, but more efficient. Build simpler (fewer forward and backward jumps). Leave out the [Einliegerwohnung]. Then something nice could certainly be built for your budget of 450 TEUR, something that many others would envy and that would easily be enough for 3 people.

In a semi-detached house, it is very unusual to place the staircase and the pantry on the side where windows can be installed. And to position the dining area practically without windows. I would swap that and possibly relocate the entrance.

I also find the kitchen and dining area tiny in relation to the living room. I would remove the reading corner; you should be glad that the neighbor’s house wall makes your terrace a protected place. It is much more pleasant than if the neighbors sat right next to you with their terrace. Better to have a flower bed along the neighbor’s wall with nice tall plants and that’s it. As it is now, you only have your own white bay window wall that you look at from the terrace.

We’re not supposed to ask: But what is the drying room upstairs for if you have a laundry chute and the washing machine is in the basement? That would be the ideal place for a dressing room with a window, the current one is too small. The bedroom is a dark, stuffy cave with the tiny window around the corner in the bay. And what’s left of the bathroom… no comment. The children’s room could also have a window UNDER the roof instead of a skylight. You have almost 2 meters knee wall, so there is an alternative: these Cabrio windows, i.e., vertical windows that transition into a roof window – two of those and you have a wonderfully bright bedroom with lots of light and air.

For the children’s room, I would move the door to the left or right so that the room can be divided in the middle if necessary and each half would have its own access (resale or unplanned offspring).

Regarding the atrium: that only makes sense if there is a window up there. Otherwise, you’re staring at a wall almost 6 meters high! And the atrium is not even centered above the dining table, which looks odd.

So overall, better to plan again (possibly mirror the house), with the utility rooms on the windowless side and the living areas on the window side. Then the atrium above the dining table also makes sense.

By the way, where is south actually?
