There are simply people who cannot tolerate compromises. Then there are those who rationalize it to themselves, convincing themselves that it wasn't really a compromise (dissonance theory), and then those who will never be happy with such a compromise decision. The OP probably belongs to the latter. The new house is no longer a compromise for him, so any amount is okay. I'm happy for him if it works out now.

I can understand that Stuttgart is simply expensive. I lived in Munich for 10 years, where some of my friends also bought for just under a million, but they had more than 10% equity. Renting will surely cost you >2,000€ soon in Stuttgart and the rent never ends, it's like a loan with 100 years of interest fixed ;)

I find the combination of 7k net income but only 80k equity strange, but with the prospect of building up >400k€ equity alongside in 20 years to repay the loan. But well, we don’t have insight into everything that’s going on with you. As long as you’re sure...

May I ask why a new build is being sold there? Is it a first occupancy or are the owners moving out again?

Yes, my salary only developed like this recently and I saved significantly less before than I do now. It is first occupancy, a newly developed building area in Korntal. Yeah, rents for apartments around 110m² cost between 1,500-2,500 cold. The multiple of my house is about 27.

How much buffer have you planned? If I understand correctly, the house still has to be built.

No, why should it play a role? Repayment only starts at the end of 2023 Buffer is indeed being formed

I find your project very narrow. As a builder, one should also have a certain level of maturity.
