No equity, good income, financing feasible?

I had no intention of speaking ill of you. But you are not buying a washing machine that costs 1000€, rather you will be in debt for many years. I congratulate you on the decision to get married, but keep a cool head nonetheless. Think about your plan several times. Even if the bank gives you a loan, ask 2-3 other banks as well. Only then can you be sure to get a good offer.

Just because the bank gives you the OK doesn’t mean you can afford it. A bank wants to make money, and if it does so by assuming that you will need additional financing or that the bank will get your house, the bank couldn’t care less.

In order for a house to be profitable as retirement provision, it should be paid off within the first 20 years. That means a monthly burden of 2000 €. And you can’t manage that with your current salary. If children are desired, remember that your parental allowance, if you have worked full 12 months earning 1500 net, is only about 1000.
If you pay off a house over 30 or 40 years, you will have paid almost 800,000 € for a 300,000 € loan. Just to throw some more numbers into the mix.

May I ask how much money you have applied for as a loan? Because 180,000 and your 40,000 that I have read so far is nowhere near enough.
Take a look on the internet or here in the forum to see what happens to people who had to get additional financing...

oh man, I really have nothing left to say about this.... pessimists here, no matter where you look....

I do not expect answers that I want to hear!!!! but it is extremely noticeable that there are hardly any positive responses and not only here in my topic, but generally there are many pessimists around here. if only people with 5000 euros net income and 50,000 euros equity would buy or build a house, then far fewer people would own a home, which I would find very sad, because rent is money thrown away and anyone who realizes that they have paid 800.00 € rent for years and could still put 300 € aside each month can probably assume that they can buy or build a house. over the years we have been buying more and more of what a house needs from the savings and because of that we have no equity, but we know 100% that we will manage monthly.

I will withdraw from this forum. there are really almost only people here who want to spoil everything. no thanks...

just trust me that with our €240,000.00 we will build a house with a basement including the plot and outdoor area!
Plot: 880 sqm (€30,000.00)
we are getting the basement done for free by master craftsmen, why I want to and will not explain here now and also a lot of things in the interior finishing are much cheaper!
we will not do additional financing!
it's funny what you say. my brother-in-law paid €70,000.00 for his plot, a house without a basement, but finished turnkey inside and had €270,000.00 when he was done. but his plot already costs €40,000.00 more and he did very little himself inside or had it done for almost nothing.....

Well then, good luck. You can do it. I don't see any difficulties, and surely there will still be money left for a vacation and the broken car. If I calculate everything again exactly, I simply made a mistake before. Apologies. I also think it's great that in the cellar master trade, charity is lived so genuinely.

Oh man/woman... I wonder why I even respond: You constantly change the conditions, or you haven't even provided an exact cost plan. If you had asked whether you can build a house without a basement for 200,000 €, I probably would have said: Yep, it's possible if you make do with the simplest means. If you had then asked whether the outdoor facilities and the incidental costs are already included, I probably would have said again: Nope, that won't work. But now you come with a bargain plot of land, where again nothing is clear about whether it is already developed and how far the house is set back from the street, whether it is on a slope, what kind of ground there is, whether there are already soil analyses and so on. Until you yourself know all the facts, you can NEVER judge whether the money will be enough for you. And no one else can either. Now suddenly comes the clue that the basement is gifted to you... the stones for it probably too, and probably all the workers insure themselves. Nobody can know that without you mentioning it. In interior finishing, you can at most save on labor costs, and just take cheap textured wallpaper and 5 € click laminate. If you can live with that, great. Personally, I would have higher demands on a house that costs me a quarter of a million. That means I take out 5000 € instead of 500 € and buy proper materials.

But you probably won’t even read this anymore anyway. In any case, I wish you all the best and much success.

Just as pointed but no less convinced: "then there would be far fewer personal bankruptcies" and the taxpayers would probably have more money in their pockets, which in turn would benefit all citizens
