You should finance 100 times your monthly income, max 110. With an 800k€ loan, you would then be missing 1000 per month. But why do you have so little equity with 7000/month? New build or used property? In my opinion, it is too big a number. Speculating on credit with ETF can work out, but doesn’t have to. The amount is too big there as well.

Phew, 815 TEUR for 160m2 of land is quite steep. But I assume nothing needs to be renovated anymore?

Sorry for asking, I don't have a very good forum memory and haven't dug through your history now, but your nickname does seem familiar.

Weren't you the user who reached out here a few months ago with depression and crying spells because you had anxiety attacks and called off the house purchase before the notary appointment??

Wasn't one of your main fears the uncertainty, especially regarding the large amount of debt??

Now you come around with a huge loan and want to enter into 10-year fixed interest periods after the SoWhat attitude in order to repay it later with the ETF portfolio???

That’s exactly me haha
The pile of debt remains the same, but the house is much, much better and the school transition fits perfectly

P.S. it’s a new build

That's running under Porsche 911 GTS...

At that loan amount, I couldn't sleep so calmly anymore...

But this time please don't go to the notary and then cancel, it makes more sense the other way around.
