Does this also apply to high-density areas? The demand is enormous, I have experienced it myself over the years...

It is really exciting to see how property prices will develop in metropolitan areas. I bought an apartment for 190k in 2014. Currently, a neighboring apartment with the same layout is being sold for 400k… I still think I will rent out the house when I move in and hope for further increases.

What makes metropolitan areas special? If you look closely, only the story remains that metropolitan areas are special. Because even in metropolitan areas, there has to be someone who can afford it and a profit (or at least no loss). Purchase prices have long since massively outpaced rents (see also yesterday's news) and therefore a correction is due in the medium term. Either through rising rents (favorable for homeowners) or real falling prices (i.e. increase below the inflation rate). There is absolutely no law that metropolitan areas will continue to grow and demand will remain high. PS: The book I recommended also includes an example of a real estate boom in California in the 70s. Remember, back then interest rates in the USA were significantly double-digit. This did not stop the boom at first.

In 2015, I secured a 15-year fixed interest rate at 1.79%, but for our house, I am paying significantly more than I did in 2015.

Maybe. But it doesn’t really help. When selling and then buying anew or building new, it will be at least just as expensive, more likely even more expensive.
