Cost of a single-family house, where is the market heading?

I think the prices for single-family houses simply cannot be compared; it always really depends on what each person considers normal/necessary equipment. And apparently, location also plays a big role. I can only say that last year we built with Town & Country (125m²) and our house turnkey + painting work + floor coverings cost about 180€ per square meter. (without land and ancillary construction costs) We are completely satisfied with the equipment. Of course, you could easily add another 20-30k for special equipment, but I don’t need KNX, no 20 sockets per room, etc.... Such things drive the price up. Those things are certainly nice, but they cost money and one should decide whether one can or wants to afford them.

Exactly my opinion, if the house is solidly built it should be fine and comfortable to live in, even if you can see in some places that money was saved. A friend also built with Town & Country and is satisfied. There is no upper limit, but one shouldn't say that under €250k is impossible for that reason.

Upper floor carpet for €15/m², ground floor laminate for €25/m², rest tiles for €35/m². Although the floor coverings really don't weigh that much. The bathroom is currently still in a very simple version (similar to rental apartments). Windows and doors are okay though!

The house is built from Ytong (aerated concrete), wall thickness 36.5 cm (lambda 0.09). There are certainly better options on the market here as well, nevertheless, with a controlled residential ventilation system, KfW55 can be achieved. The heat pump is a Novelan LA10.1 included in the offer.

I want to build including incidental construction costs and garage for max. €350,000 (the house will be slightly larger than offered, about 160 m² and with brine heat pump, trench collector as a DIY project).

Town & Country is not a typical bargain basement in my opinion.

It is definitely realistic, including land, ancillary costs, outdoor facilities and various furnishings (for about 30,000) we paid just under 400k in total, according to the Energy Saving Ordinance 2009 a Kfw70 house with air-water heat pump, controlled residential ventilation, 135m² living space plus basement (with basement garage, as it is a hillside plot and guest room in the basement), bathroom fittings somewhat upscale (mainly Villeroy & Boch Subway, Raindance 360, Aco shower channels, etc.), tiles at about 50.- on average per m², LED spots partly dimmable in kitchen, hallway, bathroom and dressing room, 4 floor-to-ceiling and 5 3/4 windows, etc. The house itself cost about 240,000.- with approx. 15,000.- EL. It is certainly possible to be cheaper and as mentioned, there are no limits upward...
