How am I supposed to understand that, Steffen? You signed a contract without knowing the framework conditions beforehand?

We are currently also in talks with an architect regarding planning drafts, etc.

Now the situation is that we have been presented with a planning contract which I definitely will not sign. I don’t know of this from the circle of acquaintances either. Instead, it is only signed when the buyer knows all the costs in detail, of course with the risk that the architect is actually already in the 3rd phase according to HOAI.

How is that supposed to work? The architect only obtains the offers later ... how should he know in detail whether the roofer has raised prices by 10% since the last construction, or if he has to switch to an alternative?

About the costs: We are currently building at about 375 euros per cubic meter of enclosed space. Stone by stone with a probably high-quality finish in Baden-Württemberg.

We were not given this price by any turnkey builder we had spoken to.

There will be a cost estimate from the architect. But it's "just" an estimate. Add a substantial buffer and take it to the bank. It doesn't work any other way with an architect. If you want certainty, then find a construction company that builds your perhaps only standard house at a fixed price (where the buffer you might need with the architect is certainly already included at your expense).

That’s exactly how it works with building with an architect. We took the cost estimate and added ancillary building costs, outdoor facilities, etc., as well as a 50k buffer on top of the estimate. Then we went to the bank with that and secured the financing. Additionally, we have a large "emergency fund."

We will only know the final costs once we are living in it and it also strongly depends on ourselves. Even today, I have no idea what we will eventually need for the outdoor facilities. 25k is planned. If necessary, you’ll have to make compromises if it’s not enough.

We have great trust in our architect and also know some of his clients.
