Cost of a single-family house, where is the market heading?

I currently have an offer for just over 140m² + basement in turnkey condition with an air-water heat pump for €230,000. (Additional construction incidental costs, of course, still apply).

If I deduct the basement at €40,000-50,000, that would be a price per square meter of about €1,300/m²!

That’s quite a figure! (positively, of course). Based on the offers I have, I’d call that a good price. Either prices really vary from region to region or from district to district, or you just have to search more intensively...

Wait until the construction is complete and the final costs are known.

As I said, just don't forget that this is initially a "base price" (even if turnkey is included).

My current calculation for the entire house is as follows:

- Projected base price (for 160m²): €250,000
- Brine heat pump (trench collector as own work): cost-neutral
- Controlled residential ventilation: €12,500 (quoted price)
- Additional construction costs (excavation of building pit, connection costs, etc.): €30,000
- Double garage with gable roof: €25,000
- Fireplace for solid fuels (without stove): €5,000
- Underfloor heating in the basement: €3,000 (€49/m² quoted price)
- Kitchen: €20,000

That brings me to about €345,000! Through own work (installing windows and doors, laying floors, tiles) I will be able to save about €15,000. Then I end up at €330,000! I will need at least €20,000 for outdoor facilities and possibly better equipment! That makes €350,000 including own work!

Therefore, at least 50% more comes on top of the quoted price, which one probably doesn't necessarily have on the radar at the beginning....

Town & Country ist kein klassischer Billigheimer imho.
