As I said, just don't forget that this is initially a "base price" (even if turnkey is included).
My current calculation for the entire house is as follows:
- Projected base price (for 160m²): €250,000
- Brine heat pump (trench collector as own work): cost-neutral
- Controlled residential ventilation: €12,500 (quoted price)
- Additional construction costs (excavation of building pit, connection costs, etc.): €30,000
- Double garage with gable roof: €25,000
- Fireplace for solid fuels (without stove): €5,000
- Underfloor heating in the basement: €3,000 (€49/m² quoted price)
- Kitchen: €20,000
That brings me to about €345,000! Through own work (installing windows and doors, laying floors, tiles) I will be able to save about €15,000. Then I end up at €330,000! I will need at least €20,000 for outdoor facilities and possibly better equipment! That makes €350,000 including own work!
Therefore, at least 50% more comes on top of the quoted price, which one probably doesn't necessarily have on the radar at the beginning....
