Cost of a single-family house, where is the market heading?

Where is the market heading? The question is easy to answer: Upwards! Just like in recent years. Apparently not a bad value: 50 EUR per sqm per year. I currently consider 1500 EUR per sqm to be very tight.

Jupp 1500 is actually the absolute minimum nowadays for a house off the shelf without extras

Exactly. I've had the same experience. Weberhaus or Schwörerhaus are also over 2100 EUR without really expensive extras and, of course, plus additional construction costs. It’s really insane...

Your experiences are really very interesting - thank you very much for that!! At least you can expect that you probably won't pay too much at 260k. The "mid-priced" offer was around 290k. I think we will get back in touch with the cheapest provider and the mid-priced provider again. When I read all this, I can hardly imagine that you are already being ripped off at 260k because the price is so high...

At least with Weberhaus, I find that a bit exaggerated.

Our price (house completion 02/2015) per sqm of living space was EUR 2,113.00. However, for a custom-designed house with numerous special features such as:

- Air-to-water heat pump with underfloor heating
- Controlled living space ventilation with heat recovery
- Photovoltaic system
- Real wood parquet in the attic
- Porcelain stoneware on the ground floor
- Living cellar
- Chimney flue with fresh air supply
- 3rd gable
- Numerous LED recessed spotlights
- Around 80 additional sockets
- Multi-media package
- Solid maple stairs
...

This, my information is one week old. Offer from Weberhaus for a likewise individually designed house including air-to-water heat pump, controlled residential ventilation, photovoltaic, fireplace flue with fresh air supply (seriously?!) etc. But today, that's all not really a luxury anymore. Let's call it what it is: many take advantage of the buyer’s market and push out exaggerated prices because there are enough people who pay them. That's how it looks. Whether prefab house or solid construction. The prices are not justified in terms of materials and labor. Period! We’re just letting ourselves be “fooled.”

Luxury for me is: residential basement, real wood in floors, doors, windows, freestanding whirlpool tub (not from China!) And: space, space, space 300-400 sqm of living space. Also gladly gilded faucets (for those who like it). We won’t build any of that. Not even air-to-water heat pump or controlled residential ventilation. Still, we are at about EUR 1700 per sqm.

The market is just terribly overpriced
