No, that is so far 76% reality and an accusation from you.

The tenders have been sent out and the offers are mostly available in black and white; if not in black and white, then written down in color.

Natural can also look pretty ... If you don't install everything, it might be cheaper. Do you want to raise (set L-stones)? That alone cost us around 6,500 euros.

You could also simply subtract the 50k from the equity... Then you have the same effect.

Don't get me wrong. You are already a few steps ahead. I meant it like this: When the architect gives an estimate and says "that works, because I know all the trades and know what prices I get"... at this point it is speculation. I am talking about the time when the contract with the architect is made.

Exactly. Either deduct it from the equity or increase the architect's estimate accordingly. The bank doesn't care at all. The more credit they grant, the better for the bank. Only serviceability and collateral matter.

[Natürally untreated can also look nice ... If you don’t lay everything, it might be cheaper. Do you want to raise it (set L-stones)? That alone cost us around 6,500 euros.] Neither. Apart from the lawn (preferably turf) and terrace, there is no plan yet. The front is also important. Driveway, etc.
