Cost of a single-family house, where is the market heading?

Yes, it is currently challenging to build from a price perspective - no question.

However, prices have risen significantly in recent years not only in the construction industry.

Take a look at what, for example, an Opel Corsa with some features costs today - I definitely wouldn't have paid that for a small BMW or Mercedes a few years ago...

It is simply the case that supply and demand determine the price.

Of course, you can also continue to rent, but I dare to doubt whether that really is cheaper in the long run...

What do you find so extraordinary about a chimney flue with fresh air supply?

On the other hand... I actually don’t find this extraordinary at all. Technically, also completely unspectacular. We once received an offer where this was supposed to cost an additional 7000 EUR. Unbelievable...

Regarding cars...that’s true. But just from a feeling, I would say you get significantly "more car" for your money today than 10 years ago.

I don’t consider the comparison "renting - building" to be meaningful. This discussion has already taken place multiple times here in the forum. Renting + investment is economically more viable in the long term in most cases. Building, on the other hand, is "luxury" purely in terms of living comfort, size, equipment, etc. So the comparison is poor. No one builds the way they would "live rented" Or: Don’t build to "save money" Because that simply doesn’t work...

That’s probably also simply the reason why prices differ so much. We need someone to plan and build the house for us (unless you can do it yourself). Supply and demand.

We don’t want luxury either.

- Basement with connections for sauna and shower
- Air heat pump with underfloor heating (but you need heating anyway)
- Fireplace
- Laundry chute
- Floor-to-ceiling shower
- 2 full floors

That’s basically it for “extras.” We even forgo electric shutters.

What really made me skeptical was the statement from a friend, whether we might really get taken advantage of if we spend more than about 240k.

Surely supply and demand determine the price. But that doesn’t mean it’s justified. That’s often the case in life, of course. A professional footballer gets an unjustified salary just like a police officer, elderly care worker, etc.

That's right, an air supply duct in the chimney is not unusual - however, in my opinion, a chimney is a certain luxury, as it is not really necessary in principle...

I wouldn't necessarily say you get more car for your money than 10 years ago - the only thing is that there is significantly more technology in vehicles today, which in turn has also become significantly more prone to failure - keyword "electronics problems"...

But that's a bit off-topic anyway...

I am by no means comparing renting and building - I am well aware that there is a double standard there. However, if you don't want to live under the bridge, you only have these two alternatives...

That’s what I meant too: car today significantly more technology = significantly more expensive. If I were to "leave out" things of technical progress in the house... building would still be significantly more expensive.
