Cost of a single-family house, where is the market heading?

In our area, there were 28 plots. Prices: from 330,000 EUR up to 700,000 EUR. All 28 were sold within about 1.5 years. So far, 7 houses stand... I wouldn't value any of them under 400,000 EUR... rather significantly more.

Crazy... that sums it up...

Ingolstadt has had sky-high prices for a long time. And the city isn't even nice, just built up.

A very good friend built a terraced end house on a tiny plot near the city center in a well-located, traffic-calmed area almost 10 years ago. The price was totally insane even back then!
By the way, I always found it way too loud there! Sleeping with the window open was impossible for me.

He recently laughed at the Koblenz prices and called them cheap. Which is true if you compare the price per sqm. Insane!

I have to strongly disagree!
I was born in Ingolstadt and love my city.
We have a lot of green spaces, also in and around the city center (Glacis... the old fortress structure from past centuries has a positive effect here). Our city center itself is beautiful. The Danube meadows, old fortress installations, high density of pubs, cafés, etc.

What the city has to struggle with is (like every other city with thriving economic power) the uncontrolled influx drawn by the big companies (Audi/Media-Saturn/Cassidian etc.) and the resulting exploding real estate prices. Of course, private individuals often sell building land to general contractors who then slap a semi-detached house or a terraced house on a plot. There is a lot of construction and new building areas being designated in the more rural suburbs in the south and west of the city. Or settlement expansions. But this is limited too; our 1st and 2nd green belts around the city are worth protecting, some citizens’ initiatives and gradually also politics have realized this.

If you come via the highway and take the exit in the north to pick up your new car there: yes, then you don’t get a good impression of Ingolstadt. Gray on gray, blocks, lots and lots of traffic, etc... the same as in all bigger cities.

But: come to Ingolstadt and don’t just drive past! Or watch the city’s image films

I often jogged along the river. It is indeed nicely green there. However, I still don’t like the old town. Rostock is much nicer in that regard. But there are indeed good restaurants.

Although I find the layout of the Village appealing. Apart from coffee and cake, I have never bought anything there. I prefer going to the Centro in Oberhausen. It is cheaper there.
