Yes, it can basically be done well, but it must not be in the boundary building area. So to the east, as you also say. But it somewhat collides with a parking space for those etc... Your building envelope is not extendable.

That is always a bad starting point because it hardly pays off. You have to invest quite a lot more money. Please also forget that your own tenants are acquaintances or friends. Not every neighbor is suitable for caretaking, a rental relationship even less so.

May I ask, what is the purpose of such a huge place?

Privacy is important and at the same time you want to rent out to obtain co-financing. However, you want to position the [Einliegerwohnung] in such a way that you retain the most attractive sides. From my point of view, privacy is limited by the tenant. The rent of an unattractive [Einliegerwohnung] will hardly provide an economically reasonable contribution margin. Leave out the [Einliegerwohnung], build somewhat smaller, be more flexible in utilizing the building plot, and live more attractively. Architecturally, it is possible to build in such a way that later, when the children have left the house and the area to be managed becomes too large, a [Einliegerwohnung] can be separated off.

Oh, I had already forgotten the basement again. Yes, then there should already be around a million lying somewhere under the mattress.

So ladies and gentlemen,

we have made some progress and I have now also tried (sorry for the amateur quality) to add some measurements / dimensions (see picture).

We are now tending (also after advice here in the forum - thanks again!) to build WITHOUT a granny flat.
Reasons see above ("being undisturbed" / costs / parking space... etc.)

The question now is (again):

1. WHERE should we place / plan the house "HOW" in the building window.
Especially with regard to the later neighboring development.
How can we achieve the best possible "privacy screen" or feeling of security in the house / and especially in the garden?

2. What would be creative elements to achieve the best possible privacy?
Walls? Fences? Pergola? Conservatory? Other ideas?
