I know
The goal was to achieve the most "flexible" rentability possible.
So one, two, or three rooms can be "separated" and rented out.

Who moves into a 3-room (family) basement apartment? That's not a granny flat on a hillside, with at least an "open" view in one direction. I could at most imagine renting it out as a 1-room "super cheap" student apartment, but otherwise?

I would also be interested to know who is supposed to move into the basement? Where are the people supposed to have a nice little garden spot? And then the bathroom miles away from a bedroom.

I haven't looked much yet, but I've been following what my fellow campaigners criticize about the [Einliegerwohnung]. Basically, I agree with them. In addition, the living area is hardly properly furnishable because there are tons of doors on two sides. The storage room (i.e., a new one) can also be made accessible from the upper hallway on the plan, where one bedroom is sufficient to keep it a rentable 2-room apartment. Personally, I wouldn't want to rent this apartment because it is not bright enough for me with one (or 2 or 3) light shaft/s, and also therefore has no proper exit. It is and remains a basement. And not a [Souterrain].

EG: a lot has already been said about the disadvantages of the kitchen. I would probably extend the entrance platform further upwards on the plan, towards the side entrance door to the garage and aligned straight to the corridor. Open space over 100sqm is quite something, but with the open windows (connection to the garden) probably a bit too much in terms of spaciousness. In addition, the separate apartment is present on three sides, so always noticeable. You have to like that. Upstairs, I also find the bedroom bathroom too big, but after the open space, I really have nothing more to say. At least the pedometer gets plenty of use.
