Then I would apply for it at the building authority. If all conditions are met, it should work without any problems. However, it is quite possible that you will have to construct the parking space. By the way... would you only have to provide 1 parking space per residential unit? For us, it is 2! In most areas, 1.5.

Yes, also 1.5.. and then I would have 4, which I definitely do not need.. or does a garage and the space in front of the garage already count as 2?

So for us, the driveway counts as 2 parking spaces.
We are also planning with two residential units. We need to provide 4 parking spaces. A double garage and 2 spaces in front of the garage are sufficient. But I also know that not every municipality accepts that.
If there should be problems, you could maybe also apply for an exemption. It costs a bit, but then you are on the safe legal side.
Just ask.

You mean you indicated the granny flat in the building permit? It probably wasn’t clear to you before whether it was with or without?

We also submitted an application for a single-family house with an additional granny flat. This was also confirmed by our energy consultant in the KFW-55 application. However, the building authority then requested proof of the additional parking space in a new site plan as an addendum. That means we have now planned three parking spaces in front of the double garage (in other words, the parking area was widened). Reason: The floor space index was so critical that we had no other option! We will not build it that way, however, as the third parking space would spoil the path to the house, and instead we will provide a parking space with grass pavers on the other side of the property. Whether this is in line with the inventor’s intention remains to be seen...
