Thanks ypg! You can see the building window in the photos (i.e. the ones at the beginning / further up in the thread) as a blue marking.

And there you can also see how future neighbors can build next door...

There are many possibilities. If you want it to be opaque, only a wall or a 2 m high privacy fence will help. Pretty is something else. Hedges, perennials, shrubs, and letting them grow tall. The left and right sides are not yet built on, are they? Sun protection like a sun sail or even a playhouse can provide privacy.

Yes - on both sides it is still not built....

But it will probably come at some point.....

Therefore the question is how to best take that into account...

Ok, question understood, internalized the plot (without the granny flat) again. I don't see any special features compared to other plots. You don't have any special status or any special dimensions. I would probably place the double garage to the east. House in the middle. You have a slope. Have you already considered how the house concept (size) will turn out? Basement open to the east, possibly already a sleeping floor there (or office, hobby) in addition to utility rooms, ground floor as living area with terrace facing the west garden, upper floor sleeping area... complete privacy won't be achievable, to the west your neighbors could look into the garden from the upper floor. You could do the same. But no one will stand there to watch you.

That is still very imprecise 1 to 2 m over 40 cm plot width does not look like a residential basement. I would generally try to have the parking space garage still in the access area and the house as wide as possible within the building envelope. Of course, it also depends on the desired room program. 200-220 sqm is already quite a few sqm .. is that including the basement?
