Why should causal connections (too high a price for too much space) "shock" anyone? - and reputation has always cost extra, so it can't really be surprising in that respect.

I consider the price absolutely realistic.

We have built in Bavaria (also high-priced, like BW), smaller (150sqm without basement rooms), and also paid around 800,000 euros - and there will not be much left for the outdoor facilities, however including high-quality interior fittings (kitchen, lighting, built-in furniture).

Yeah, I already said that the draft is a bit bloated. You have tons of extra square meters that aren’t necessary. (By unnecessary, I mean they also have to be walked through every day). They have to be paid for. Then the draft is filled with expensive extras like dormers, light courts, and also the technical ones, invisible to us, like wastewater, rainwater pipes, load-bearing beams, structural engineering, large windows, corner windows, roof terrace, etc. ... every single component costs at least five figures. I am completely dispassionate about it. Either you plan cost-consciously (which is usually the case here) or you overspend, then you get something like this. Someone has to stimulate the construction industry after all.

Offer is fine. I don't think there's much room for negotiation these days. Of course, you can always try – but what good does it do? If you knock 10K off somewhere now, he'll add it back somewhere else next week. I estimate that in the end, it will land somewhere around 900 to 950K.

In the upper floor, I would swap the guest WC and the air space. Then also swap the parents' bedroom and the bathroom. This way, the wet rooms are located quite close to each other (guest WC, bathroom, kitchen on the ground floor) and can be developed more cost-effectively. On the ground floor, I would consider combining the fireplace with the "Lowboard" for the TV and inserting a decorative partition wall as a room divider. It can be designed in such a way that the fireplace can be seen from both sides (living and dining)...

Then I would seriously consider whether the size of the house as a whole is necessary. And if so, please also think about the appropriate ceiling height --> for that area on the ground floor, it should be at least 2.70 m clear height so the room is scaled accordingly...
