New building with granny flat - general contractor restricts rental and KfW funding

Don't understand some things. Meters for cold/hot water as well as flow meters in every unit don’t cost the world?!

Then just order double electricity meters and that's that.

The general contractor just wants to cover himself. If I were in his position, I wouldn’t sign anything for funding either if the conditions are not met. In the end, he is liable.

Always charming how subsidy fraud is trivialized as a clever trick. With a maximum subsidy amount of 48,000 euros, this is really no small matter. This is simply fraud, which burdens all taxpayers... I am pleased to read that a company is not playing along this time.

Out of pure self-interest, I asked the question at KFW (by phone) last year. The answer was what is stated in the information sheets. Accordingly, both residential units must be self-contained, have their own bathroom, and cooking facilities. These are the requirements of KFW. Rental does not need to be proven to KFW. Whether there are additional requirements for a granny flat or two-family house, such as soundproofing, metering devices for billing, or reserved parking spaces, must be considered independently of the funding requirements and, of course, complied with.

Apart from that, with a centralized controlled residential ventilation system, I can set it so that I don’t have to bother the tenant every time. For example, the exhaust function where the windows urgently need to be opened or party mode where the system runs at maximum power.
Just think, the tenant might still have a fireplace, then you’ll turn him into a smoked sausage.

ha, we are currently dealing with a similar question.. I find it somehow crazy that you can't really find anything about the ELWs... We are currently trying to find out if an apartment for renters is allowed to have a proper lockable apartment door opening into the hallway of a main house, i.e. the red door, even if it also has its own separate entrance. It can't be that something like this is nowhere described, we are . We have seen many variants where there was a passage through a technical room or a vestibule - I wonder what the difference is there.
