If I were to build a new house, it shouldn't look like (here) as if a 1950s house had been restyled according to young architectural fashion.

I have never been a good joke teller, but this one time I'll try again: "What is the stepsibling of the behind with ears called? – Einliegerloch with ‘Lichthöfen’!"

Seriously: the granny flat is the trophy contender in the category "planning mistake, there is no market for it," and the house looks like a typical representative of the species "used petty-bourgeois house remodeled with chief physician’s salary." The money for the surfaces could be better invested in a tasteful design.

yeah guys - the granny flat is not a dream property - that’s clear to me. But the alternative (huge basement unrentable) didn’t seem much more sensible either.

11 ant: don’t find your joke talent that bad at all! .... but also don’t necessarily find it constructive. ...thanks anyway for your opinion!

Big THANKS to ypg!

and best regards to all!

Sometimes being destructive is better: nothing beats a warning before the child is in the well.

Unfortunately, a one-eyed man is king only among the blind. Of course, a huge empty cellar without any appealing use seems even less sensible –
but since we’re already on the subject of “not necessarily constructive”: that also applies to simply calling the empty cellar a granny flat. The more sensible conclusion would consequently be to reduce the total floor area if one has discovered such a considerable surplus; and after reallocating the properly shrunken areas, to happily get to work arranging them more cleverly.

Thank you I fully understand your point of view. The ground floor has simply become so large because the development plan (1 full floor and knee wall 0.8 m) only allowed for such a "good attic" ... therefore ... best regards

From my earlier life in local politics, I know the old song by Reinhard Mey "the murderer is always necessity"

Wouldn't it be more sensible to omit the basement entirely and include the utility room in the ground floor instead, organize the rooms a bit more tightly, and then there would even still be a small storage room left?
