A comment on saving on the architect: We are still very satisfied after 5 years with our own hillside house planning based on catalog templates and the floor plan of a residential floor in our old house. At the time, we consciously decided against an architect because I couldn’t really estimate the additional costs. And for the general contractors in the shortlist, I simply stated half our budget at the beginning. In the end, with upgrades, interior finishing, and landscaping, it was sufficient. :) Surely, an architect could have designed the house entrance in the basement level, which in our case would probably have been the ideal use of the terrain. (We tried, but at some point that became too difficult for me.) But then the basement would have had a room height of 245 cm instead of the current 235 cm, and just this change with all necessary follow-up changes would, with today’s knowledge, have pushed costs too high at some point.

However, we had a “garden architect” on board for planning the landscaping: Unfortunately, the plan for the street front was unusable, but we adopted some suggestions for the garden area. Overall, in our opinion, his quoted price was not appropriate for the service provided.

This got a bit lost here in passing, but I think it’s quite relevant. I had interpreted the initial post a bit freely along the lines of "money is no object, we are rich and will build everything as we want." From the perspective that "money is limited," I think you should seriously reconsider and have a professional do the planning, who can possibly fit your wishes into fewer square meters. Your building, as it is, would be 19m long, that’s pretty huge. Adding outdoor facilities, pool, wellness, sauna & co on top of that with 800k (I assume you already own the plot?) could get tight then.

yes, budget is definitely an issue for us as well, maybe it was wrongly presented with the statement "financing is secured." To answer your question, yes, the entire field area belongs to us; we would only convert the shown partial area into building land - provided the municipality cooperates. I already mentioned that the pool, elevator, photovoltaics, and incidental construction costs are not included in our cost estimate, but we are aware that even without these, it will be tight. Our advantage is really that we live very rurally and the local construction companies still offer fair prices, for example regarding hourly rates, and for material prices we hope for a market stabilization and price decreases by the planned start of construction in 2024.

Then I don’t understand (even more) why you need a separate wellness area. In my opinion, that’s redundant and wasteful. You always have to heat the wellness area just because you go to the sauna there sometimes. You could simply build one big great wellness bath and put the sauna in there as well. Additionally, a small guest toilet. You can use the gained square meters for a second bedroom/office. Shift the entrance to the left according to the plan, place the bedroom on the right side of the plan facing northeast (nice and cool with maximum privacy), including a large (wellness) bath and dressing room. Access to the terrace remains. To the left of the entrance then the office/second bedroom, small guest toilet. But that’s just a thought, I also think you should go to an architect with just a room program and without plans.
