Hi, thanks for the input.

May I ask what standard you built to? KfW house? And how the construction costs at your place compare nationwide? Rather high / low?
Has the slope turned out to be a "bottomless pit," as it is sometimes described here?

Did you also contribute DIY on masonry or other trades?

And where is the draft? With a color picture, you can hardly say anything about your question, except that the garage has been given the best spot on the property.

We built Kfw 70. So standard. Our price per square meter for the building plot is 95 euros. So the construction costs will also be in the rather low range. We had 1,300m³ of excavation for the foundation pit. Rocky soil. Excavation, transport, and disposal cost about €20,000. We had very low disposal fees of about €4/ton. Refilling the work areas with sandy soil from another construction site cost about €6,000. And the slope-appropriate earthworks with retaining walls for the entrance area, terrace, etc. will also swallow quite a bit. Neighbors wanted to save on the basement with the same slope. Due to accessibility and so on, about 2/3 of a basement price was spent on gravel. I wouldn't dismiss the basement just like that. To have the house also at a proper height level at the back, you have to spend a lot even without a basement. So roughly speaking: earthworks are more expensive than you think.... We basically had everything done before the screed and took over after the screed. Except for the tiling work in bathrooms, kitchen, and hallway, we did everything ourselves. But to be honest, you don't save huge sums that way. For example, I glued 120sqm of parquet myself, including installing baseboards. A friend had about the same sqm of parquet laid for about €3,000. Just as an example. But I spent quite a few hours on it :-)

No one recommended that. The upper floor is to be removed, that's the best.

Ok. Understand. Sleeping rooms then downstairs in the "basement"? And garage? Will that be completely omitted then? Just wanted to give a price estimate assuming almost the same conditions.

We currently have a loan of 470k (-18k KfW).
We had planned house, additional costs and double garage with 450k.
We will manage that.
Apart from the shell, plaster and screed, we did a lot ourselves.
In addition, our parents are responsible for plumbing/electrical and are gifting us not only their labor but also the materials.
Furthermore, the VAT reduction has certainly saved us about 6000€.

We also have 15k equity for kitchen, furniture and at least 20k from the loan for terrace, house entrance, driveway, garden...
Outdoor facilities can wait as well.

So without the aspect "child planning" we wouldn’t have any worries at all, but the factor children is very difficult for us to estimate.
