I actually meant that they never complain at the beginning, but then all the details come up, and despite the fact that someone can easily finance even 600k well, they want all kinds of proof of the "small things."

As I said, with us, ING wanted to see the equity for the painters and flooring work as well as for the kitchen on the bank statement.

With the personal contributions you had planned, more equity would have to be required, unless ING just ticked that way in our case.

Uh yes, €400,000!
That's the point!
If I were you, I would borrow a maximum of 400k.
But I would rather estimate your planned 160 sqm + basement with outdoor facilities on the slope at around €500,000 - €600,000.

Besides, the bank doesn't care if you can't go on vacation for 15 years. You just have to be aware of that.

If you ask what the architect imagines, you will get an answer that does not have to be kept later. Then you have a problem. Find one or more general contractors. Have them calculate what everything costs if you let them do it and then quantify your EL.

You’re not supposed to accept money from your parents, especially when building a house. For me, it has something to do with honor or “I build and pay, not the parents.” But it’s probably an old-school attitude :-)

That's not even up for discussion at the moment. If my father thinks he can support me financially and that it would come from him, I certainly wouldn't say no. But I definitely wouldn't actively ask for it.

Well, of course you can make a big deal out of it if it just works out for you or if the parents don’t have anything anyway. The fact is that a very significant proportion of real estate financing is only possible through advanced inheritances / gifts. The self-made stories are, especially in the completely overheated market right now, very rare.
