Just for your information: If the square meter costs 30€, the self-installation will cost you about 45€ including glue and moldings. Wow,, my husband and I taped and painted inside for two weeks. And I am very experienced with painting. (Painting work usually also includes the roof overhangs and the stairs)

Two weeks? Wow … I’m not a builder, but I’ve probably painted quite often. Those are big surfaces, you get done pretty quickly … Roof overhangs: Nope. Everything is finished. Explicitly mentioned.

Hahahahaha So in a new building, the walls can't have been completely virgin that you painted for the third time. I just had three weeks off and have just finished three rooms. The problem is, even with apparently smooth gypsum plaster, a wall just looks bad without multiple sanding and filling. I now only sand the walls once but thoroughly with an orbital sander. Then I still need two to three coats of paint and you can see different surface structures in countless places. Downstairs I'm therefore considering wallpapering with painter's fleece. The annoying thing is, the vacation is over and I still have to lay laminate...

I don't want to be the bad guy but 410k including a basement would currently be okay for the pure house price but never including all additional costs. Just the earthworks for a basement alone are currently easily around 10k and that is supposed to be included? Please inform yourself very carefully, a follow-up financing would probably break your neck. Just as a side note, our connections only need to be pulled 3m to our property (electricity/water) and cost 10-15k. So please don't just rely on what the GU says. Call and find out yourself!!!!

Yes, even in new construction ;-) Gypsum plaster is not used because, according to the [GU], it is too susceptible to moisture. Just as a side note. But I don't want to start another lengthy fundamental discussion about this now.

I have. House connection Westnetz free through municipal subsidy. Telekom 800 euros (partly credited upon contract conclusion), water house connection about 1,500 euros. Sewer connections are included in the price.

Earthworks are included. Definitely. Also that: explicitly mentioned.

It's just difficult here. It is said, "Go to the general contractor, then you'll see that the whole thing will be much more expensive than your architect plans." Then you go to the general contractor, have a price, post it in the forum, and then it's said: "Can't be, way too cheap."

Well ...
