Well, then you just take the time for it from morning to evening over the weekend. 1k more net than what? With or without [Kindergeld]? We are now at least at 4,600 euros household income (yes, definitely not high earners). If you exclude the equity at the start of construction for buffer, outdoor facilities, kitchen, furniture, we would be at about 400k€ loan volume. I can still justify that. It was written here, definitely get an offer from the [GU], then you will see that it comes out to 550k + x. The architect is no good, etc. That doesn't seem to be the case. I wanted to point that out for readers of this thread who might be in a similar situation.

If you can really build so cheaply in your region, that's great. However, it is not clear to me how you can tell that all ancillary building costs are included. We regularly encountered surprises even after moving in.

And painting in one weekend?
In our case, it took four of us a week for the same size.
I would be glad if everything goes so well, but it is quite optimistically planned.

For me, "painting" was not just painting materials but also the work itself.

When doing it yourself, also think about sanding and so on. That takes time and tools.
Ceilings often need to be filled and/or receive a fleece.

On top of our general contractor price, a few things were added.
Civil engineering, house connections, construction electricity, or electricity for screed heating, drainage for utility and rainwater, painting work, flooring, driveway, carport, fence, photovoltaics, patterning on the stairs, electrical work, tiles, ...
but what am I saying, there are already many threads about why building always becomes more expensive than you think and what turnkey really means.

With child benefit, but my wife only works 15 hours per week. 20 might still be possible, but more would not be possible in our case. In my opinion, a mortgage should not be structured in such a way that you later have to think about whether you can maybe afford a second child because the loan installment is so high. But unfortunately, that's exactly the problem we've experienced in our environment: after the first child, people usually only work part-time, and with the second child, there is less parental allowance because of that, and then it gets tight.

If I remember correctly, you built using individual contracts, right?
Did you have a general contractor offer? And what savings or additional costs did you ultimately have with the individual contracting? Can you specify that? Roughly, as a rule of thumb?

You have a point there. 400k is certainly not little. It will work for us, though, if it stays that way. That needs to be explored now. I'll get another offer from a general contractor and see what potential there is through individual contracts.
