In the meantime, I have inquired with several GCs in the area whether it is possible to implement our already existing architectural plans. In 5 out of 5 cases, this is the case, which surprised me quite a bit. I had rather thought "all or nothing," either with planning services by the GC, or not at all. Appointments with our favorites have been scheduled and I am very curious.

So, exams are done and the appointment with the GU (small, local business with 10 employees) has taken place. KFW 55 standard (I know, it is no longer subsidized). Fixed price turnkey, including all ancillary construction costs (requirement up to soil class 5): 410k €. Additionally, floors and painting (only painting) + utility connections. In total approximately 420k €. With additional self-performed work for electrical, drywall, interior doors, interior insulation approximately 405k €. The exact scope of services will follow tomorrow, but at first glance it looked quite good on site. So, at first glance, it seems that our much-criticized architect here is not estimating so badly after all. Basement floor excluded from the thermal envelope, office equipped with low-temperature radiators.

Yeah, painting and floors are just materials. Floors include tiles and floors for the utility rooms in the price. So floors only means the vinyl floors for the two upper floors. And connections cost 4k with us. Or where do you see the problem?

6k just for materials should be enough, but you don't just paint an entire house on the side. Are the walls already prepared enough for you to start painting right away? For me, the whole thing would be too risky. We have two kids, but also 1k more net per month. But I can't imagine financing 100k more than now (which roughly corresponds to your amount).
