10k€ for floors, painting work and connections?
Interesting!
My floor alone already cost 10k without labor.
"Painting work" for me was not just paint materials but also the work itself.
In case of self-performance, also think about sanding and so on. That also takes time and tools.
Ceilings often still need to be filled and/or get a fleece.
On top of our general contractor price, quite a few costs were added.
Civil engineering, house connections, construction power, or power for the screed heating, drainage for grey and rainwater, painting work, floors, driveway, carport, fence, photovoltaics, pattern work on stairs, electrical, tiles, ...
but what am I telling you, there are already many threads about why building is always more expensive than you think and what turnkey really means.
I'll give an example from practice. Maybe it helps.
The painter’s offer was 17.5k including materials (the most expensive was 28k)
1150m2 filled on Q4 including painter’s fleece, 30 buckets Knauf Uniflott, paint, etc.
I did it myself reluctantly (trade shortage) and under pressure from my wife with a helper quickly.
By quickly I mean 2 people for 14 days, 13 hours per day each.
2-3x filling, working in fleece, priming and sanding,
then priming and painting again.
Just as info, I believe materials alone cost me 3500.
I don’t want to stick my neck out too far, but filling, sanding and painting do require skill.
I’d rather build the shell of an entire house myself again than put myself through this nonsense once more.
The result turned out perfect but after working hard for those 14 days I was physically completely drained.
