Abnormal parking space regulation - legal action or ignore?

Therefore the reason not to count the space in front of the garage. It is not uncommon for garages to be used almost never as a parking space out of convenience or because of the junk stored inside ;-)

Five parking spaces is just as extreme as building 200sqm+ for three people. In that respect, it fits again ;-)

How much would the transfer fee be?

Unfortunately, your and the BU’s view is not relevant here. The statute is justified... further down Which right? Why should the judiciary side with you? The statute has been known since 2016. The BU and also you had access or could/were required to read and plan accordingly. Don’t get me wrong, 5 parking spaces is quite a lot, but 200 sqm for 3 people as well. If you calculate 50 sqm per person, then 5 parking spaces fit. That makes it plausible and you should accept it as such. I think you are confusing things or there is another rule that the variant of the obstructed parking space (i.e. the rear one) cannot be a real parking space. Regardless of the garage, whose driveway is not a parking space because of the gate. But I am not sure. Give it a try. See above Are you sure? As far as I know, there are only regulations regarding the driveway and building window. Colored sales brochures in the marketing process only show dummies so you can imagine it nicely. They are supposed to be permeable. I would include the situation in the planning on your side: if you move a few “dummy parking spaces” back and forth on a 900 sqm plot and position the house accordingly, you will surely find an area that can later be used for garden parties, caravans or other things. Gravel or lawn grids (there are nicer ones than the usual), 2.25 x 5 x 2 is only 22.5 sqm... (provided the BU calculates properly) plus the garage driveway that’s 55 sqm... it really isn’t worth the trouble you are currently having. It’s doable. And the house (we don’t know your planning anyway) is probably 5 meters from the front. So somehow it will and must work. Lots of space in front of the front door is valuable – especially when guests are there... where else should they park?!

My solution would be:
- under 200m² --> only 4 parking spaces.
- Buy a free space --> 3 spaces.
- Plan the driveway to the double garage so that planerisch just barely another parking space is created (e.g., right in front of the front door).

The requirements were known at the time of purchase. Complaining about it now or taking legal action is, in my opinion, the wrong way. I can't just make the world the way I like it.

Gardens of Horror are foreGARDENS, not the driveways. And thus not to be confused with or equated.
This is about parking spaces, which many pave. Basically quite a bare and usually gray area. You need to know if you want that.
