Abnormal parking space regulation - legal action or ignore?

When I look at the parking situation here, I wish we had such a regulation. By now, everyone in the family has a car, and when visitors come, a parking collapse is already threatened. We had to provide 1 1/2 spaces at our small house, and it was also checked. Since you are building almost twice as large as we are, I assume we would have had to provide 3 or 4 spaces. I think that's completely fine. You just have to provide 5, the only problem is that the ones in front of the garage don’t count.

For a family of three with one car, I think 5 is already a lot, regardless of whether the space in front of the garage counts or not... There is zero shortage of space in the area. It’s rural, and you can also park abundantly right on the street, there’s always space...

The missing parking spaces would come back to bite you at the latest during a sale. And yes, such things are checked. And yes, one parking space per 50 sqm is becoming increasingly common. Also with the argument that [Großpalastbesitzer] like to accumulate cars. The Macan and 911 for Dad, the Vito and Fiat 500 for Mom,...

I would not choose the option with the gate in the carport, as the transfer fee will eventually be due.

But in general, a CP is a good solution, providing a 3 m storage space at the back, then it also works with the garbage bins and bicycles.

Plan the garage as originally intended and leave out the gate. House 199m2 living space, so you have 4 parking spaces and still save at least 10k.

But then they don't complain about SP. Instead, they build a garage bigger than the house. ;)

Who calculated the living area? The contractor? Are you sure he then applied it according to the [Wohnflächenverordnung]? Generally, it is supposed to be more tenant-friendly and calculates the areas rather smaller. For the building application, the area is also calculated differently. In the [BA], mine, for example, is 162.8 m², while the living area according to the [Wohnflächenverordnung] is only 155 m². Maybe you can really save one this way.
