Small single-family house with approx. 140m² - any improvement suggestions?

Utility room never works with the size. Electrical distribution and connections (water, house entries) are missing.

#6! Children can manage here with 13sqm. The utility room and cloakroom require much more space. Instead of a garage, a carport ensures a window facing east.

Hello everyone,

thank you very much for the improvement suggestions!
We definitely want to reconsider the following points:
- Utility/technical room too small
- Carport with extension instead of garage and one more window in the living room. Wouldn't the window then be too dark under the carport?
- Office upstairs... phew, that's difficult for us... which would mean a completely different floor plan on the upper floor
- Larger wardrobe
- Dressing room too narrow

We are currently very concerned about the utility room issue. I tried to illustrate the whole thing. Picture attached.
Washing machine and dryer should go under the stairs. The "desk" symbolizes the drying rack.
Don’t you think that could be enough? Our builder says that it definitely fits with the combination unit. But they always certify everything positively anyway.

We will take another calm look at the rest tomorrow.

I basically don't find the floor plan bad. There is a lack of storage space at the entrance as well as for groceries/beverages.

The utility room can be sufficient with compact technology. Washing only works there if at all, when you can also use the office as storage and a storeroom.
Our utility room is hardly bigger and there is still space for a stroller, shoe cabinets, a second small wardrobe, a 1.30m heavy-duty shelf. We also need that space. Handling laundry there in addition wouldn't work.

If it is an option for you, see if you can redesign the bathroom on the upper floor and hide the washer/dryer behind a wall there.

The stairs also wouldn't be my choice, partly because of noise transmission from the living room to the upper floor.

I find the staircase acceptable

Utility room too small. Does no one do hand washing or have stains on children's clothes?
Where to collect the dirty laundry? If white, pink, black and jeans don’t go through the rounds together, quite a lot accumulates
The control cabinet needs space and an unobstructed free area
Combination devices for air-water heat pump, controlled residential ventilation and domestic hot water like LWZ, THZ series require about 2 sqm of floor space
In addition, house connections, TEL, router, etc.

There have already been problems with building services because rooms were planned too small

I don’t think the idea of having an office upstairs is bad
