Small single-family house with approx. 140m² - any improvement suggestions?

Has the municipality set the house width at 8m? If I see that correctly, the footpath with 1.50m is counted towards the clearance area. Is that definitely included 100%? Then theoretically you would only have to maintain 1.50m from the house to the boundary, and the house could have a maximum width of 8.30m according to my rough calculation. If that were possible, I would take the 30cm - they make a big difference.

The bathroom is too big? I find it too small, there's no space left for storage for towels, etc. It's probably due to the popular space-consuming T. I would probably leave out the T, arrange it differently, and then put the washing machine + dryer at the top of the bathroom, so you have some storage space in the utility room. And I think it's more sensible to do laundry where it accumulates; that's the only point we couldn't implement here anyway. I would also keep the garage. The room layout is otherwise good, the staircase wouldn't be my choice (but it doesn't have to be).

Good morning everyone,

we are going to try an alternative floor plan on the upper floor right away. But we will also try again to draw all the appliances in the utility room. Another alternative would be to hide the washing machine and dryer upstairs in the bathroom behind a wall.

: Unfortunately, my abilities end there. I can't do it any better. However, we have already had a kitchen planned and we liked it a lot; it also offers a lot of storage space.
: Unfortunately, we can only use 1.20m as a clearance space. That is why the 8m house width is fixed.

Thanks for the hint. We would then primarily try to adjust the layout of the bathroom and accommodate the washing machine + dryer there. We will get in touch!

oh, one more thing, I wouldn't squeeze the office upstairs, I think that would ruin the existing rooms - and what would be the alternative downstairs? I would rather look into why it has to be 3 seats, they already take up a lot of space. But with "Billys" next to the door and filing cabinets above the desks, you can definitely fit something in there...
