Small single-family house with approx. 140m² - any improvement suggestions?

... or use exactly this entrance corner from the hallway as a cloakroom. Reduce the office door by these 1.5 sqm and relocate the door.

I'm not really a fan of integrating the washing machine into the bathroom, but here it is probably the quickest and easiest solution. The bathroom is very large anyway - there's plenty of space.

I tried to move the office upstairs, but given the dimensions and the requirements, it's not necessarily an improvement. Still, I'll throw it in.

Hello everyone,

thank you very much for the additional advice and especially thanks to kaho674 for the floor plan! Also an interesting alternative.
We find our new proposal a bit better: (pictures attached)
- Dryer and washing machine upstairs in the bathroom behind a small wall (not ceiling-high)
- Space for a drying rack in the utility room under the stairs should be enough, right? And then the remaining technology should have enough space?! Only an electrical panel and an air-water heat pump combined unit will be installed. We do not know about photovoltaic yet.
- Office reduced in size and rearranged (1 corner desk and 1 regular desk unfortunately have to be there)
- Larger hallway for the wardrobe
- Bed rotated

What do you think? Unfortunately, I can’t manage the floor plan with measurements, I hope this is okay.

Look at the technical specifications of the air-water heat pump to see how much space it requires

We have the LWZ 604 Air, the other LWZ or THZ need similar space, could fit on Schmatz behind the door
House connections under the stairs - if permitted
Fuse box approx. 1.4 m high 1.2 wide
Wouldn't know where that should go with you

Check exactly
There are occasionally problems here that it doesn't fit

Hmm, it works so-so with WA in the bathroom. Only where does the dirty laundry go? Collect in the bedrooms

I actually meant the bed with the headboard towards the bottom of the plan. Otherwise, the room is not wide enough. Take a look at the space next to the bed at the bottom of the plan. It's only about 30cm or so. It's like walking on a balance beam.

The laundry basket still has to go next to the washing machine and with 4 people it shouldn't be too tight. You can of course also integrate some into the children's rooms and possibly into the dressing room, but somewhere the laundry basket and detergent must also be placed. I stand by my point. The utility room is practically non-existent and this for 4 people. You will curse for a lifetime that everything is so cramped and you can't work properly. In the end, the laundry including the drying rack will end up in the office – guaranteed.

One more suggestion: make the bathroom smaller, cancel the dressing room, put the closet into the bedroom instead, and then move the smaller utility room upstairs. The ground floor stays as is.

Then you really went for a proper installation if you have a box like that at your place. For a normal installation, 55cm wide and 110cm high should be sufficient.
I think the suggestion with the small utility room from above is great. That way you still have a storage room or junk room upstairs - which you completely lack. The utility room downstairs is too small for that and I fear the office would otherwise be sacrificed for such a purpose. I find a walk-in closet unnecessary anyway if the bedroom provides enough space.
