Thank you very much for your input! I will try to outline our thoughts on your individual points as best as I can, maybe together we can come up with a better solution.
1. Budget without much personal effort this won't work The land is not included in the budget. Don’t you think that will work? 2. a lot of money gets wasted without benefit because of the openness Yes, that’s true. But I think you have to accept that if you want this airiness. We currently also live quite openly and we like it very much. Do you have an idea how to keep it open but less wasteful? 3. Floor plan should definitely be furnished with proper scale furniture The furniture is probably already in the correct scale. Without measurements, it’s hard to say anything. I have added some screenshots of the measurements. Living room where will the TV go? Games, DVDs, books? The TV will go on the stair wall and can swivel towards the dining or seating area. The wall will have a small recess so the TV does not protrude. A shelf can be hung underneath. Table is not actually that generous How do you mean? The plan shows a 2.10 m long table. Shouldn’t there be room for three people on each side? Guest room where should a bed go A 1.40 x 2 m bed fits into the niche. It’s not the most beautiful solution but we couldn't think of another. Do you have an idea?
Huh? Where is the washing machine now? In the office? Yes, exactly. The office is also used for laundry. There is a laundry chute from the upper bathroom under the small sink into the cabinet in the lower left of the office. We thought of putting up a rotary clothesline on the east side to also dry laundry outside. And how is the attic supposed to be imagined? How do you get up there? Why not use the stairs all the way up? The attic above the bathroom and the master bedroom is accessible via the upper hallway. At the top of the gable, a normal door will be installed, which can be reached via the ladder on the wall. We also considered an attic hatch, but since a lot of technology is going to be placed there, we decided against it. There is an open space above the stairs, so the stairs don’t go any higher. Can we get a site plan? Unfortunately, I don’t have that on hand at the moment. As soon as I can, I will upload it. Is there a garage now or not? If yes, where? Yes, the garage is located on the southeast side. Attached are more screenshots. What is obviously not great at first glance: WC on the ground floor without a window in a new build is not good. Do you have an idea how this could be rearranged? We are now planning skylights in the shower to bring in light. A ventilation system is planned for the “exhaust.” Bathroom upstairs is chaos – the separation makes it cramped and annoyingly tight. I agree, it is quite tight up there. We wanted the bathroom to be usable by parents and children at the same time. Do you maybe have a good idea? Bathroom access from the bedroom is exaggerated – the three steps into the hallway can be done even at 90. The dressing room door must open to the right. Yes, I see the same about the dressing room door. However, then it is no longer symmetrical and that is quite important to us. Hence the compromise. The dressing room is not very important to us anyway, maybe here we can organize the bathroom and bedroom differently. Two open spaces with two kids – they are always awake as soon as you move. We have the openness at the moment as well and it actually works quite well and we like it.
