Yes, I think we will leave it as it is regarding the orientation. The lines can actually only be taken from the west. Unfortunately, there is nothing on the east border. I’ll see to finishing the upper floor plan today or tomorrow.

I searched through my old plans and found one that might also fit.







The fireplace can be omitted here or installed above the plan opposite the stairs between the dining/living area. It would then be more of an external fireplace.

One could also consider swapping the kitchen/living area to further open up the window front facing south.

The question is also how much the attic should still be used. Because with a straight staircase as a continuation, it won’t work well. Then the folding attic ladder would have to be used again.

WOW thank you very much for your effort! Even if it doesn’t quite fit for us. The living room is too separated; we want to keep the living, dining, and kitchen areas together since we also use these rooms the most now. Otherwise, there is still a room missing for the office. Thank you very much for your suggestion. After much back and forth, we have come to the conclusion that building the utility room is not proportional to the cost of the lines. Depending on what the gas connection will cost, we might possibly do without it and install a heat pump. Otherwise, there is still electricity, wastewater (which has to go around the house anyway because of the rain gutters), and fiber optic. I think we can definitely conclude the orientation of the house with that. I will make the floor plans right away and upload them here. Looking forward to your feedback. Best regards

This confuses me now, since I was assuming the costs for the pipes would be for water / wastewater / electricity and fiber optics anyway. I hadn't considered gas at all. I mean, even if the gas pipe can be saved, the costs for the long pipes still remain. And it’s difficult without a utility room. And what does that have to do with the gutters? What exactly do you want to tell us?
