Where is the street/site plan? Does the door have to face south? I don’t consider the budget impossible in NI, even without personal contribution.

What doesn’t work: lack of storage space on the ground floor, the kitchen counter. Avoidable: interior bathroom on the ground floor, the laundry situation.

An office or guest room in our case would already be downgraded to the utility room as soon as you move in. Accordingly, the technology could be housed directly there.

The floor plan is not open because all rooms pick up the noises from the living room, kitchen, teenagers. One might only speak of openness if the staircase were completely enclosed in glass.

I don’t like the design at all and I would start again with the entrance and staircase from the front. With 6 rooms and 150m² you have very little space to waste. The many wishes that were incorporated do not do the house any favors.

Suggestion: conventional staircase, check if the front door would be more sensible on the east, use a (proper) gable on the upper floor for guest or office and allocate the gained space to a utility room and the living room.

350000 including kitchen, ancillary construction costs, outdoor facilities, garage, open rooms up to the roof, the running meters of glass railing? I do not consider that possible even in Lower Saxony

That seems to me like an original exercise for a draftsman. Unfortunately, nothing is practical there. A layperson might be impressed when hearing the architect rave about it - but without sound, it is nothing. No sun comes from the north - the morning sun would also reach the west terrace if the bay window were not in the way. Illuminating the interior bathroom through the study is hardly something one would think of sober. The staircase destroys everything with its location. Why doesn't one grant the house the full depth "with bay window" right away - does the building envelope encourage that?

We paid about that amount in Lower Saxony in 2017/18 including garden, carport, kitchen, ancillary costs and it could have been done for 50k less.
However, the architect’s fee was not included.

If the architect already estimates 330,000€, then yes, 350,000€ might not be realistic. You just don’t know.

Also with gallery etc pp? Is a garage planned and the price increases have been crazy in recent years no matter where. In construction they are partly at 10% per year. I can imagine a standard house, but here there is quite a bit of special.
