Hm... wouldn’t then only the 389k (house price minus kitchen) plus outdoor facilities have to be assumed for the value of the house instead of the 440k that assumed?

If you assume the 389k = 389k + land 155k + 18k EL + 20k outdoor facilities = 582k - 20% = 465k
that would be 466k and thus even over 100%

BTW:
The numbers are unrealistic, 188m²*2,500€/m²=470,000€ plus garage 50,000€ would already be 520,000€ pure construction costs.
+50,000€ incidental construction costs
+20,000€ outdoor facilities
and you already come to at least 600,000€

Should I fax you the construction contract now or what?
If numbers are questioned here, you can save yourself all this and just close the forum immediately.

Outdoor facilities and incidental construction costs are part of the property and therefore increase its value.
So not only the pure construction contract is taken into account

And yes, you are welcome to post the construction contract, there are people here with experience who can take a look and possibly point out things that could lead to extra costs, because why building a house almost always ends up being more expensive than planned is discussed here:




Actually, the forum, especially this subforum, is exactly for questioning the numbers!

So, up to page 5 I have read up to this comment. It may be very amusing for you yourself to dish it out and call everyone here cheeky, unfriendly, and disparaging because you constantly have to be asked and there is still information missing for which you then get snapped at again. And after the 10th question one is a bit annoyed with you..., and yes, then also writes like that. I'll leave the remaining 6 pages to others and save my advice - you already have green at Sparpool.

Rude again. (But I did keep reading ) If you continue like this, you’ll be building without the forum’s help.

It may be that your work contract covers these amounts.
Nevertheless, ancillary construction costs, for example, are always borne by the builder; they have nothing to do with that, so these are estimates from those who like to keep them low.
On the other hand, it is very likely that additional costs will arise once the trades start asking questions, be it for different screed heights, better wood for the stairs, or higher-quality tiles. Just the partly inferior material that was not considered in the construction specification will then want to be upgraded. Your construction specification probably won’t shine with the final price now and very likely will not include some items that you expect. You are not the first and only one to have bad experiences, but everything can be found under the category construction costs regarding what others had to pay extra.



By the way, Brandenburg is not that expensive, but they can’t work magic over there either.
