I have experienced all that too, and in the end it was the advisor who was simply bad – despite 20 years of experience. I wouldn’t necessarily say that only a fee-based advisor gives good advice, especially since they still receive commissions. What is needed is a capable advisor, but they are almost like unicorns, with the difference that they really do exist.

It depends on whether he additionally receives commissions. There are different models for that. Also, not only fee-based advisors work well. However, a transparent structure in payment is very important to me.

Oh, one more thing I forgot to mention on the topic:

We only applied for 428k without refinancing the ongoing loans and without the kitchen! The plan was to replace this with a DSL loan with a 10-year term after the large loan was approved. This is just to complete the situation.
