But that is basically not a problem. I myself have just concluded a 40-year term and could have even gotten financing partly as TA and partly with 1% repayment (I was born in 1972) - but on worse conditions.

According to the German Institute for Retirement Provision (DIA), the average pension in West Germany is currently 1091 euros. So 7 euros are still missing.... without additional costs and food.

You pay an independent financial advisor yourself. He is therefore not dependent on commissions and advises in your interest, not in the interest of the commission. I personally value this very highly, as it is where I have the greatest trust.

I have experienced all that too, and in the end it was simply the advisor who was bad - despite 20 years of experience. I wouldn't necessarily say that only a fee-based advisor gives good advice, especially since they still receive commissions. What is needed is a capable advisor, but they are almost like unicorns, with the difference that they really exist.
