ING is primarily a direct bank. So you can contact them directly (online/by phone) and make your inquiry. However, this does not necessarily mean that the caseworkers will speak directly with you. Especially in the case of a mortgage loan, which is a very complex product, it is hardly possible in practice without advisors, who, however, do not work directly for ING. These advisors usually have direct contacts there whom they know (and vice versa), which makes many things easier. In times of Corona and home office, some processes at ING have probably been changed dynamically, which can result in the mentioned "mess," for example, that all risks are fully deducted, but the asset side is not fully taken into account, leading to a distortion of the valuation. This can only be clarified if someone – the advisor – consults the known contacts from the escalation level and clears it up. I just experienced exactly that again myself.

I have read that from an amount of 400k an appraiser conducts the market value determination and no longer a stupid software. Is that correct?

Yes, because it is no longer a small loan. So including inspection (for existing properties).

Okay. So that definitely means you have to shoot straight because only then will the project be evaluated by a person and not by software? What happens if ING declines? It will then be recorded in Schufa. Does that cause problems with the next bank?

ING reviews only on paper first. If everything fits, then there is the approval and the human evaluation afterwards. Other banks, however, sometimes make the approval dependent on the evaluation result, but only commission it once everything else is green. (After all, it costs money.)

Schufaeintrag only occurs after signing.

Do you mean the traffic light system from Starpool?

If the bank were to reject, would that be recorded as an evaluation result in the Schufa or only as a conditions inquiry?

I only sign the contract once it has been checked and approved under conditions x, right?
Before that, only the authorizations and Schufa declaration.
