I am simply defending myself and pointing out that the underlying tone here is no longer pleasant. I am finally giving you your numbers and now they are being questioned? What does that have to do with the actual topic? We are going in circles. Suddenly, it’s about unrealistic numbers. Please understand me too. I have no desire for discussions and arguments. And I am tired of just overlooking stupid comments. I have really been through a lot of shit. I am looking for help and support here. And on a level of equal footing.

A contract for work is basically not required to be notarized. However, the requirement for notarization often applies if it forms a legal unit with the land purchase contract, in other words: the general contractor owns the land and wants to ensure that you will also build with him.

The fact is, the numbers are correct as I wrote them. I have no interest in posting false numbers. [Baunebenkosten] were tediously determined from posts by completed builders on the web. So not made up.

#63, #65 and #68.. and of course also those not mentioned now. I won’t say anything about unrealistic numbers that you have in black and white on your paper. Nobody wants anything from you here. Except to give tips. This includes correct and complete figures so that solutions can be found. Of course, it sometimes gets harsh with some people. After all, everyone is represented here, both the choleric and the naive.

And another tip: just start thinking for yourself sometimes and don’t always believe everything the financial advisor steers into the green zone with his magic program. A lawyer also tells a criminal “we can handle this.” Self-study of the construction performance description and the calculation has never harmed anyone.

Now don't write anything else and read the posts mentioned to you.

I can understand that it is not pleasant to be confronted with so much opposition, but you emphasize this:

and you snap at people who are new here right away.

Ok!
But we are not doubting them because we don’t believe YOU, but because we don’t believe the builder and are not sure if you are aware of how much can still be added. So again, just to help you! Not to put you down or anything else.
Maybe you know all this, but based on experience, this is often underestimated, e.g. regarding the topic "bauseits" (just read a little bit in the pinned post). We cannot know that you have already checked all this and are not underestimating it, so we warn you.

389k + land 155k + 18k EL + 20k outdoor facilities + 20k incidental costs = 602k - 20% = 482k
is still 96%
You do not respond to this calculation, even though it has already been explained to you three times.
