Basement or slab? - Cost estimation

I have been following for quite some time now. Even though I only have an account recently. Some price expectations are exaggeratedly high. Well, what do you mean by price expectations. Rather unreasonable and not bought from the right companies. A habitable basement currently costs me €50,000 with everything included, floor side supported, only painting and wallpapering left. And I have that in writing whether you believe me or not. The slope is 1 meter. Ask the company Dennert.

A living basement for 50K? Really?

For our house construction, we would have ended up at 100K and therefore gave up on the wish. This applies to a net ground floor area of approx. 85 sqm.

The cheaper option of a pure utility basement was not interesting to us as it would probably be cluttered after a few years anyway.

Yes, my offer includes 75 sqm of floor area and a story height of 2.5m with electric underfloor heating, plumbing, and everything except the sleeping area and an extra room already tiled.

So the costs for the cellar strongly depend on what kind of soil is present and how the cellar is intended to be used (expansion quality). Can the soil be reused for backfilling or is it "dirt that has to be removed"? In our case, all the excavated soil had to be removed! It was not even suitable for filling the concrete cisterns because it could not be compacted! 1m³ costs around €35 for us. Depending on the location and soil report, it can quickly become more expensive. My nephew's cellar offer is realistic and not completely unrealistic. However, I do not rule out that other cellars can be built for €50k if things go well. It is just certainly no longer the standard that it can be done for €50k...

Crazy price... if you scale that up to a 3-story house with 225 m2 floor area, you'd be at 150,000 euros including heating, electrical, sanitary, and tiles. Become self-employed as a middleman and sell the units for twice that. That would still be a decent price. In a year you'd be a millionaire.

Please allow me to disagree with you even though I agree with your opinion. Excavation for the basement requires more sloping than the floor slab, doesn’t it?
