Hi Hausbau,
at first glance, you have very large hallway areas for the house because of the straight staircase. Also because it runs along the longitudinal axis of the house. Have you considered rotating the staircase by 90°? Or going for a staircase with a landing? Personally, I don’t like these long staircases along with a "Schlauchflur" at all; it always reminds me of a hotel corridor. But that’s a matter of taste.
And apparently, you want to build without a basement and now have the classic problem that you need an insane amount of space on the ground floor because the utility room and office have to be accommodated, but upstairs you don’t know where to put all the space.
Maybe make the house significantly smaller and instead have a 20 sqm extension as a utility room and at the same time a connection to the garage?

22 sqm for the children’s rooms seems very much to me. How long is the little one supposed to need for tidying up there?
The children’s bathroom is also a matter of taste; we didn’t plan it even though with 175 sqm we would have had enough space.

You seem to still be quite early in your considerations. What helped us back then was also looking through GU "standard floor plans". Many GUs have a large selection of floor plans online. Even if you plan to build totally differently, you still find inspiration on how to design certain corners. Or also deterrent examples, then at least you know what you don’t want…

Hi Andreas, you have recognized my problem. On the ground floor, I was already at 18x14m with my first sketches... I really have the problem that I would like the living and dining room to be relatively large with a minimum width for a multimedia wall of 4.2m (better 4.5) and a minimum length of 5.5m (better 6). We are already in a large apartment now (living dining room is about 38 sqm) and don’t want to downsize. I have already given up on the topic of "standard floor plans", I have the whole office full of catalogs and brochures from prefabricated house companies and none really appeals to me, unless the living area goes towards 240 sqm because then the living room usually meets my requirements. The idea of an extension also occurred to me. Only I cannot judge whether it is cheaper to build a bay window on the ground floor (additional roof, insulation, etc.) and to make the house smaller (hopefully the architect will know). 22 sqm children’s room is really too much of a good thing, in the prefabricated house park we had settled on a size of 17 sqm : I don’t understand locking two doors open/closed, I don’t lock the bathroom door now either. And if someone really comes into the bathroom while I’m standing naked in front of the mirror. Who cares

4.2 m multimedia wall? The child in me finds that almost worship-worthy.. Only in reality I wouldn’t have a use for it, it doesn’t make the TV programs any better either, my TV consumption has decreased very drastically in recent years. I could just about fit a 4.2 m wall in our living room. I attached our ground floor layout (not quite final yet, but almost). Our house layout is basically square, with a plot size of 650 sqm. You have more leeway because your plot is bigger. But you should first think about where the driveways fit, where the entrance should be, where the terrace is. Then a lot will follow automatically.

If you were building walls in the kitchen right now instead of the pantry, you would have significantly more storage space. Furthermore, you can then align the living room wall with the hallway and pull in the staircase. The living room is somewhat oversized at 50 m² anyway. With these two actions, you save yourself walls, an interior door, a recess, and have a larger guest room. The wardrobe at 1.56 m could maybe also be a bit wider. Otherwise, I think it looks pretty nice.

And a completely boring floor plan. In my opinion, it is good as it is, functional and yet inviting to the eye; inside and out.


If 'andimann' were to implement your suggestions, there would hardly be anything left that you could find cool. Then it would be a Jaffa carton among many.
