Hi Andreas, currently I have a front with 4.8m. I don’t have an Ikea TV wall but a Hivi rack + TV and above that a screen (everything very tidy). The speakers need space to "unfold" their sound. Watching TV or rather Hartz IV TV is also not for me. My passion is cinema films. I like your floor plan, especially the detail with the pantry and the slanted wall! Finally, an official size of the "living area," we stay 90% in the living-dining room and that’s why I don’t want to save any space here. Access to us is possible from the south or west, although from the south the driveway would be the longest (which doesn’t bother me though). You are probably building with a basement or where do you have the utility room? - Terrace in the south and east (there is nothing there except grass) - Entrance from the west, north would also be possible with access from the west You also have a bay window of 0.75m and thus enlarged the living room... I’m trying something like that in my plan now as well

do you mean my floor plan or the one from the OP? Our living room is "only" 40.9 sqm, the numbers might be a bit hard to read, it almost looks like 49.9 sqm. Sure, 50 sqm would be great, but then the recess would have become too large, we would have had to take a flat roof there, which would have made the extension very big and thus "visually overwhelm" the house, etc. Everything is always connected.

Moved a wall at the top left and suddenly you have to reposition the windows at the bottom right...

The pantry is an absolute must for us. On the one hand, you can store more stuff there than you could ever fit in your kitchen, and on the other hand, I always wonder with these floor plans without a pantry/storage room: Where the hell do they put a crate of water? the vacuum cleaner? containers for old newspapers?

The kitchen will not be a straight kitchen as drawn but rather L-shaped.

And we just find the 45° walls stylish, we currently have them too and they allow very space-saving solutions in some cases. But as I said, it's all a matter of taste!

But I didn't want to put our floor plan up for discussion here (it’s too late for changes anyway, the building application documents will be on my desk in 2 hours!) but just wanted to give the OP some suggestions.

I also spent weeks working on it and put our ideas/concepts into a plan.

Our architect did not want to see the plans in advance. What was important to her was a compilation/requirements for the floors/rooms.

We then described the floors. For our basement, it looked roughly like this:

Basement:

· Apartment for parents-in-law approx. 75 sqm living space

o Storage room, guest WC, bathroom, bedroom, open kitchen-dining-living area
o Bathroom practical, normal size
o Storage room and guest WC (without shower) practical
o Bedroom approx. 16 sqm (4 x 4 meters), space for bed and large wardrobe, plus room for the father-in-law to possibly reach the bed with a wheelchair
o Kitchen sufficient counter space, currently about 4 meters of cabinet front

· Remaining usable space

o Large utility room to be used jointly, washing machine, dryer, fridge-freezer, sink, ironing facilities, …
o Building services and house connection room depending on technology and space requirements

Our architect then contributed a few ideas that we immediately liked. In part, I also recognized my plans or things/problems that I had encountered.

So don’t invest too much time in your own plans. Agree on what and how (floors, rooms, size, ...) you want to build.
Leave the rest to your architect to create the first draft. Based on your specifications and of course tailored to your property (conditions, development plan, ...).

Hi Hausbau,

Watching movies on a 4 m screen sounds really good! I had also thought about something like that, but so far dismissed it because we just don’t have enough time. With a child, that kind of thing quickly decreases...

As mentioned above, we have "only" 41 sqm living room. But I think a lot depends on the effect of the light; that's why we have a lot of window area. Bright 40 sqm feels more pleasant than dark 60 sqm.

In addition, we still have the separated kitchen, which together makes a good 55 sqm. Compared to other open floor plans that cram kitchen, dining, and living into 45 sqm, that’s quite usable.

We have also seen many houses with larger living rooms. Beyond a certain size, that’s not without problems. From about 35-40 sqm, we found the normal ceiling height of just under 2.5 m to feel oppressive, so we increased it to 2.6 m. You want to do that too. You have to with the sizes you’re planning.
Furthermore, very large living rooms eventually either become just a long corridor or a huge square in which one corner is totally dark because it is very far from the windows.
At some point, you also get a "train station hall feeling."
We wanted to avoid that with the slanted corner.

And yes, we are building with a basement. Utility room and office are downstairs.

With your plot size, you could afford to work with an extension and thus have your basement almost above ground. Will that really be cheaper? Our basement with about 95 sqm area will realistically cost somewhere between 50-70 k€. So about 600 euros/sqm. Can you get an extension for 600 euros/sqm?

We are building a 65sqm living room with a ceiling height of 2.75m. Our architect said... for this size it should not be under 2.70.
