So we actually want each child to have their own room. Setting them up in the first few years so that one functions as a bedroom and the other as a playroom is possible.

But when they start school later, I believe everyone should have their own room. They will have different friends who visit. They should have a place to retreat. They should be able to do homework quietly and sleep peacefully at night – with 3 children, there will always be something going on (sick, bad dreams,...) and that shouldn’t disturb the others during their rest period.

And my wife absolutely does not want any of the children, nor the parents, to sleep on a different floor.

The idea is fundamentally sensible, of course – it saves money and effort, and makes better use of space in the medium term.

We have way too much space in the long run anyway, if there are 220-250m² of living space over 2 floors in total. Still, I can’t currently change that the available space doesn’t meet our needs :-/

Parents upstairs is not an option for health reasons – and renovating the upstairs so that this is no longer an issue costs at least as much.

Doing a lot of remodeling in the old building is not possible because we live there with small children. And because everything was already redone a few years ago – I don’t want to have to tear out underfloor heating after 4 years, or render the heating circuits absurd by moving walls as they are now...

Ok, leaving the plan as is is one idea, but in my view it doesn’t quite work for now.

Are there any other ideas?

I also had to fight such battles during the planning. You just have to sit down at a table, have some heated discussions, and then make compromises. Especially when the square meters are limited. Just demanding is not an option either. You have to stay realistic. If we could have generated €75k more, she could have really gone wild. The planning regarding our 3 children's rooms was also based on the argument (all above). Now it is as my wife wanted and the rooms have the minimum size above. She messed it up herself. She just has to live with it. I only sleep upstairs anyway.

The space is at least theoretically available...

A gross extension of 70m² is planned, which in my opinion can be easily expanded to 90m² or 100m² by building over the conservatory with supporting pillars...

The price should be quite linear, 150,000€ is budgeted for 70m² and mostly confirmed by offers (including buffer).
For 100m² one should thus manage with 225,000€ - and that should also be easily feasible in the financing.

Money should play a subordinate role here anyway.

What do you think of the idea of extending the planned extension by 10*3m and accommodating 1-2 more rooms there?

In terms of space, I find 170m² very generous for 2 adults and 3 children. Due to the fixed layout in the old building, I have so far not succeeded in accommodating the used (or let’s call them desired) rooms without reaching any points that we currently consider a no-go.

I'm out... now it's mentally more loan burden again. So 400k€ instead of 320k€ and after 10 years when the parents are no longer there, a total of 300m2 for 2 adults and 3 children.

I remain a silent reader

This is the floor plan forum and I actually just want ideas on how to arrange the rooms so that our wishes and the fixed conditions are taken into account.

I'll say it openly, without wanting to offend you. The whole thing is a massive mess. Why didn't you think it through before putting a bunch of money into the house? Now you've already renovated everything once and are supposed to tear it all down again. Sure, no one does that. But like this, it’s useless for you. A chaos.

Converting the house like this, with a little room added here and a conversion of an extension there – it’s not ideal either, because a lot of space is lost to hallways and we don’t even want to talk about the aesthetics. The structural engineer will probably have something to say about it too, and will the municipality even allow it? Well.

If I were to tackle the project, I would seriously consider tearing down and replacing the staircase. For many, that’s probably unthinkable at first – but such a staircase normally costs around 4000. If I rotate it, I can optimize the rooms and maybe won’t need to build over an extension. Attached is just a sketch – really a sketch. Just want to show that the space could be arranged differently then. How exactly – you can surely come up with better ideas. Of course, it remains a small apartment. Huge rooms are not possible. What happens downstairs would have to be seen. The plans are simply missing.

It will be a construction site either way, and the week when the staircase is replaced, everyone will have to take two weeks off or stay as guests at grandma and grandpa’s.
For me, it’s also a question of the value of the house. Nobody wants to buy a through-room-hamster-extension-never-ending-tunnel-design house if you ever have to move out.

Oh, and that won’t be a platform staircase anymore – as I said – small apartment.
