Preliminary floor plan for single-family house

Hi ypg, I wanted the house on the north/west edge. In the south, I want enough distance from the street so that when I’m sitting on the terrace, not everyone can see what I have on my plate. To the east, there is a beautiful view that cannot be blocked. To the north and west, there are houses.. the 5m distance to the north is the minimum distance. I think a rotary clothesline or wood would still fit. With a driveway from the south, I would have to reverse about 20m onto the street every time, and in winter I would have to clear a lot of snow. I liked the "courtyard" in front of the garage because the front door is not hidden behind the garage. What is a BU? This design is "approved" although the garage/technology/entrance comes from him. I also have other designs from him. Last year I visited 70 model houses (Poing near Munich and Linz) and I definitely have about 30 catalogs with floor plans lying around at home. As I said, I never claimed the planner had it easy with me

Yes, I think the architect has it very easy because you are resistant to advice and let him sign off on a draft full of mistakes

Nothing is set in stone, and the fact that I am here in the forum asking for criticism should also be taken into account. I never said that you should tell me for 4 pages how great everything is. That doesn't help me, and I would then also unsubscribe.
It would be nice if you told me the mistakes and ideally also showed alternatives. It doesn't help me if we now have several posts discussing the planner's competencies.

Requirements were:

    [*]Kitchen/Dining/Living with option for a room divider between kitchen/dining
    [*]Utility room on the ground floor (I know solutions with utility room on the upper floor, we don't like those)
    [*]Storage room on the upper floor
    [*]2 children's rooms
    [*]1 office
    [*]Living room with at least a 3.70 meter wide wall opposite the couch
    [*]Living room that fits my couch (yes, I mean the corner sofa )

Wishes were:

    [*]Access from bedroom - dressing room - bathroom
    [*]Utility room with terrace door
    [*]WC with shower
    [*]T-bathroom
    [*]Bedroom facing north/east

    [*]Laundry chute

    [*]Storage room on the upper floor (possibly for cupboard for winter jackets/bedding/towels, vacuum cleaner)

    [*]Possibility to make a terrace on the garage (I know, it's a matter of taste)

Hello Horst,

BU stands for Bauunternehmen... synonym for GÜ Generalübernehmer or GU Generalunternehmer or also BT Bauträger.
Usually, these architects or planners are employed and do not put so much passion into a plan.
You are right: the client deals most with the house, but unfortunately, as laymen, we do not have all the possibilities and omniscience available, as a planner or architect does. Your requirements for your desired project are now not complex or special - and your plot of land should have more to offer than a house pushed into the corner. Because in the end, it doesn’t matter for the terrace whether there will be 10 meters of lawn depth in front of it or 15 meters.
But it becomes, once you are inside, more important to have further retreat zones around the house to avoid the southern sun or to find a cozier spot on the property.
Then you might possibly regret not having made space now on a currently subordinate side for a fire pit, a third terrace for the nice north neighbor, or a large clothesline/spider. A hedge also takes away one meter in depth after all.
