You are currently still in the dream phase... a serious architect will wake you up from this soon.

We are building very very similarly (town villa, ceiling height, multimedia, large office, fireplace as a room divider). Even the orientation is identical for us. ~ 220sqm but without frills like [Raffstore] (very expensive!), instead with realistic material prices (flooring etc.). In the dream phase I assumed about 1500 EUR per sqm (all-in). Currently it is: 1700 EUR per sqm plus about 150,000 EUR (all architectural services, all incidental building costs, exterior, garage, kitchen ([cooking island] VERY expensive!), climate control, alarm, fireplace and much more). In total about 530,000 EUR. At the beginning I assumed 330-350k. But I had no idea. Building has become very expensive and very important: If you build big (>200sqm which I consider very big) you don’t build run-of-the-mill.

Conclusion: Budget massively up or demands massively down

Without equipment (kitchen, lighting, furniture), without outdoor facilities (this also includes development costs/utility connections), without garage. Just the bare house

I wouldn't just shrink the house, then perhaps some rooms, hallway, stairs might no longer function. Make a wish list (number of rooms, bathrooms, orientation, etc.) and take it to the architect. After all, they are well paid for the planning and should not just shrink your design and write the building application...

I know I unfortunately can't find the edit button in the first post now. I would like to increase the budget to avoid further discussions about financing. We have now purchased the plot of land, and it is basically our equity. What the house will cost will actually only be shown by proper planning. A friend finished building this November, and I copied his entire folder with invoices/offers. His house corresponds quite exactly to our idea of size (about 181 sqm, with double garage, heating in the garage). I have also been to planners who calculate with €2200/m2 (Weberhaus for example). There is no upper limit, I know. Even my car already has €28,000 in extra equipment and not even everything I originally wanted. It's like everything in life, always a compromise.. Wishes would be an outdoor kitchen, new 4K projector Sony VPL-VW52 (costs €10,000). .... oh yes, and a lottery win. I will then disclose the calculation in March '16, so everyone can then gladly give me comments.

As a Passau local who is currently in the initial planning stages myself, I am really interested in knowing how many €/m² your friend ultimately ended up with and what is included in that. Our architect calculates the construction costs for the house at 326€/m² of enclosed space. However, controlled residential ventilation, blinds, and built-in lights are not included in that. For these items, we have estimated an additional 20,000€. In addition, there are outdoor facilities at 23k, carport 12k, development 5.5k (which I find low), kitchen 15k, and fees for the architect and specialist planners amounting to 11% of the eligible costs.
So, besides the 326€/m², there are another 75k + 11% fees. I was already taken aback when I saw that for the first time... ^^
