How big or how small should a children's room be? I always had the feeling that under 15 sqm is almost (animal) cruelty. On the other hand, they tend to move out sooner....

We each have 12.xy sqm as children's rooms (three children), and our bedroom + dressing room also does without dead space. Completely sufficient for the children, easy to furnish due to the window/door arrangement. Also works for pajama parties (the two older ones are only just about 8 years old, the little one just 3 years old). We'll see how it will be in a few years...

We have about 16.5 sqm per children's room. I consider that a good compromise between too small and too large. The child will surely be fine with 12 or 13...BUT if you have even the slightest thought about a possible resale, do not build children's rooms smaller than 15 sqm. Also a piece of advice from our architect. Houses with small children's rooms are simply less in demand...

We have about 16 sqm with a 1.6m knee wall. The rooms feel relatively large. Unfortunately, they are not furnished yet.

Then I'll just make one out of two children's rooms - the third children's room I will then sell as an office.
But we have the advantage that our two older ones will move later in the house, we still have two rooms left in the attic, each about 30 sqm, which will later become their youth rooms. Then they are far away from our own bedroom and we have our peace.
At first, it was important to us that we all live together on one level.

Regarding the living room, the advantage is that on the ground floor we really only have one open space for living/cooking + utility room + guest bathroom.

But aren't the incidental construction costs still added? Sounds pretty cheap for Bavaria.
Well, you don’t have a garage, but otherwise everything important is included.

Do you have a controlled residential ventilation system and, above all, what kind of heating system did you install?
