Preliminary floor plan for single-family house

The costs should not really be the main issue now (by the way, I also calculated 40€/m2 for the floor, cistern 1400€, outdoor area 10,000), as mentioned they can still be changed, I have not forgotten that the architect will also get something

I would like tips/criticism on the sketch:
- Is it sensible to design the dressing room as a passage room to the bathroom? Who has it like this, who would do it again
- Is a children's bathroom necessary? So far I see no advantage. Up to 10 years they don't need their own and for the meaningful period of 14-20 it doesn't pay off
- Two doors in the bathroom?
- Would you make a sliding door between the kitchen and living-dining area, possibly problems because of the room height (keyword: extractor hood)
- How are the walking routes? Is the toilet on the ground floor wrongly positioned, would it be better next to the entrance
- Does it cause problems if the fireplace is on the exterior wall?
- How big should a kitchen be at least if planned with a kitchen island?
- Will the hallway be too dark, would a glass door to the guest room be useful?

--> We don't have it like that, but I think it's great! I miss the direct door from the parents' area to the bathroom. However, I would enter the dressing room from the hallway and then go right and left respectively to the bedroom and bathroom. It brings more calm in the morning!

--> I consider it a waste of money if the above is implemented! If not, then a children's bathroom is very practical. Especially when the children become teenagers and sometimes bring a boyfriend/girlfriend home.

--> It wouldn't bother me at all. Whether you flip one lever or two... I think the advantages outweigh the disadvantages.

--> In your current plan it will be huge and uncomfortable without a door, like in a train station hall. If the floor plan shrinks, the door will just be in the way! Unless you have pets! In our case, the kitchen is closed mainly because of the animals.

--> I think the toilet is good in that position. The routes will also be shorter if the floor plan shrinks.

--> I do think so! That way it heats the garden, not the house. I would put it in the opposite corner and swap the living wall and sofa.

---> I think there was a rule that you should have at least 80 cm walking space around the kitchen. 1 meter is certainly better.

--> That will also be different with a smaller floor plan.

Unfortunately, that's how it is in this forum, either you get lucky or you have to lower your expectations. People prefer to blow up the financing or question the concept as a whole. (*duckandrun*)

I'll take a closer look at the plans later. Maybe I'll notice something, currently also in the intensive planning phase.

    [*]The idea of direct access from the hallway into the dressing room and then left/right to the bathroom or bedroom is a good idea. Since we rarely get up at the same time, this could really bring more peace.
    [*]Pubescent kids go to boarding school; I once thought about possibly just keeping the "lines" but then generally decided against it.
    [*]The comparison to the train station hall fits well. The main problem is that my current living/dining room already has 38sqm and I would only downsize with great reluctance. In the living room, I want to lower the ceiling by 20cm to hide all the projector/screen technology, keyword WAF (woman acceptance factor).
    [*]The hallway is just huge. So far I have been in 3 prefab housing estates and the only staircase shape we liked was a straight one. But if the house shrinks towards 180sqm living space, the architect will probably try to talk me out of the ceiling height because otherwise the staircase would be "too long".
    [*]The 80 to 100cm walkway width was new to me, THANKS for that. The plan so far is to have a kitchen island and since this island is somewhat linked to my screen, I would rather not deviate.
    [*]A fireplace on the outer wall pleases the energy consultant... I think this is probably the worst place for it. I will try to put it on the opposite side. I would rather not swap the couch and TV because otherwise I would be looking south and would have to give up my window (with venetian blinds) behind the couch.

What I’m still overwhelmed by is that I feel I need relatively a lot of space on the ground floor (large living room, large dining table, kitchen island). The easiest thing would be to build a bungalow (but this is not "allowed"). I had also considered placing the utility room upstairs.

Not in this case, as we even built bigger ourselves and the budget will not work that way (unfortunately).

- For this design: 215m2 NNF x € 1,500/m2 (cost group 300/400) = € 325,000. Standard construction quality, no extras. - Calculation: approx. 925m3 BRI x € 350/m3 = € 325,000. - Plus 15-18% for cost group 700 (additional construction costs: fees for architect, structural engineer, surveyor, soil report, official fees, financing costs) = € 325,000 x 1.18 = approx. € 380,000

Without equipment (kitchen, lighting, furniture), without outdoor facilities (this also includes development costs/house connection), without garage. Only the pure house.

When creating your own preliminary design, do not decide too early, but first let the architect develop variants for the floor plan that are not yet "in the air". He also considers connections and requirements from the development plan that are not known here.
