Hello Horst,
I don't even know where to start.
Basically, I like the room layout: the ancillary rooms in the north, lots of glass in the south, the WC close to the guest/office, the driveway coming from the south, but these gardens also have their raison d'être.
However, I am missing the plot for the assessment, not only because this is supposed to be an architect’s design now, but it was only approved based on your own thoughts from December. Your previous design hasn't gone through a process and hasn't improved.
For example: the 6 sqm dressing room might work with self-arranged shelves (ours isn't larger either), but 2 sqm of these 6 sqm are hallway space. So if you stand in the room or hallway, you’re in the way, but the neighbors outside will see the one dressing through the window.
The large bathroom doesn't even have an adequate place for the bathtub. Although it is drawn in, it’s probably only one with minimum dimensions, squeezed into the corner in front of the shower and under the window. As a result, even the shower space is now a compromise.
On the ground floor, you have wonderfully large storage space, but a kitchen that disappears.
The refrigerator isn’t planned and if it’s supposed to be behind the door, it needs about 1.10 m from the 4.30 m kitchen line. One tall cabinet for the oven(s) 60 cm, leaving 1.60 m. 80 cm for the sink, 80 cm as a shelf/space for the kitchen machine, kettle, opened drink bottles, knife block, fruit, etc. Remaining is 1.80/2.00 m cooking island for chopping and cooking… And you write that you like cooking together - for that, the kitchen is pressed too much into the corner and serves too much as a passageway for the dining and living area.
By the way, the open terrace door would be disturbing in this combination. However, the chimney upstairs doesn’t bother at all. Something like that you wall up or use as an opportunity for a built-in cabinet.
In the living area, see whether a normally sized sofa will fit - what is drawn rather looks like a long corner bench to me.
Regarding the stairs/hall: now 15 steps are drawn in, there should be at least 16. One meter width plus 10 cm for terrain remain at RBM 2.30 then 1.15 meters for the hallway.
Regarding the garage: the garage door is quite close to the front door, so I don't believe anyone would feel like squeezing between cars and later the mess at the wall to get into the house. Better to enjoy the nice entrance to the house.
I would like to see the oriented plot and discuss whether the house shouldn't get a better position and then of course consider a redesign with different dimensions.
As I said before: the layout is coherent, but an architect should put in more effort, especially with a house in this category.
Sorry Horst, I did not make it easy for myself and even allowed myself some time to think.
Regards Yvonne
