Yes, you are right. The first house was more spacious. Now we have been convinced by the advantages of a bungalow. (alles ebenerdig, gerade Wände)... We don't like the 2-story house. And somehow the 1.5-story version was completely off the table after the first house. Why, I can't say anymore today. Nothing has been signed yet and you could certainly have it recalculated. But I still have to talk to my wife first.

In none of the two children’s rooms planned so far can you fit 2 beds. And playing in the rooms? No, I would definitely sign with Bauherren2014 on that.

The question again ... has the plot already been purchased or does it only come with a house of some kind?

Everything is possible in the development plan. Townhouse, bungalow, 1.5-storey house. You have complete freedom of choice

As you read yourself, you have only been with a construction company so far and not with an independent architect - right? Have you ever considered that?

Hey, I like that you are still open to ideas. For a 130m² project with 2 children, I would probably go for a 1.5-story house.
In my experience, these are slightly cheaper than squeezing the same into a bungalow. But it’s just a bit of saved roof area.

With the current design, you are wasting a lot of space pointlessly. In the end, you have a large bungalow that you can’t really live in because it is completely fragmented. Such a house is also difficult to resell. The value quickly falls below the invested capital, and in the end, you have spent a lot of money and only gotten a lower return.

With 130m², you have to set priorities. It will never be the “jack of all trades”. What do you really need: 2 kids' rooms, 1 bedroom, 1 living room with kitchen/dining area, 1 bathroom – okay, that’s settled, right? At most one more room for an office/guest, a WC, and a small technical room. Then the square meters are fully used. Now you can figure out whether it should be rather the guest room with office or preferably a walk-in closet, or if I actually need 2 bathrooms in the end. Probably only one will remain. Anything else would surprise me.

When searching for floor plan ideas, ask google for “Fertighausdatenbank.” There are plenty of suggestions sorted by square meters. With the amount of money you invest, you can definitely click through a few houses to get a feel for it.
