Without dimensioning, one cannot assess rooms, only roughly their arrangement. And honestly: if the program is faulty or misused, then use graph or millimeter paper and a pencil. Then you can not only mark the necessary measurements but also notes and terrain contours. For me, the entire living room area is too narrow and on top of that too long. You can't get to the kitchen as it is drawn now without bruises. Something has already been said about the rest recently...

many thanks for the explanations. I will go through everything again and try to incorporate the suggestions and comments. I will get back to you tomorrow with results.
Regarding the garage, it is due to the small slope on the property. Since the substructure is visible there, it increases the area number compared to the neighbor, and then it must be at least 3m away from the boundary.
However, there are still uncertainties regarding the development plan here. It looks like we received the wrong one from the municipality. We will clarify that on Monday.

The surveyor was on the property on 01.06. He measured the heights. The architect is now working on the energy calculation with this. The draft will be ready this or next week.

Hello,

after a long time something has happened, unfortunately negative. In our last conversation with the ar(ch)itect, he informed us that according to the development plan there MUST be an 8m wide open space to the neighbor on one side of our planned plot. When we asked the municipality if anything could be done about it, they said "No, it must be built within the building envelope."

Therefore now the plan is to take the neighboring plot. It is narrower, but without the 8m regulation we have more space.
Design changed accordingly.
For the old design, the architect also made the energy demand calculation.
Energy demand project: 6.64 kWh/(m²a)
Primary energy demand project: 11.96 kWh/(m²a)

I don’t quite understand the difference. Well.

Attached is also an excerpt from the development plan where the matter with the 8m is stated. Why didn't the architect see this earlier? Is that normal?

And the new floor plans as PDF. I hope they are recognizable.

... sorry, this looks like a mess. Views? The labels? Site plan dimensions including elevation points? Terrace? Access?

How are we supposed to identify the involved architects?
